How selling works

Selling Your Home, Step by Step

Here is what happens from our first call to closing day, and how I help at each step. Tap a step to read more.

1Listing consultationWe plan your sale together+

We meet at your home, by phone, or by video. You tell me your goals and timeline. I walk you through the whole process.

  • When you need to move and where you are going next
  • An estimate of what you walk away with after the loan payoff and closing costs
  • How I get paid and what I do for you, in a written listing agreement
Buying and selling at the same time? I help you plan the timing so you only move once.
2Price it rightBased on real local data+

Price is the biggest factor in how fast your home sells and for how much. I study recent sales, active listings, and homes that did not sell near you.

  • A clear price range with the reasons behind it
  • How your home compares to the competition buyers are touring
  • The pros and cons of each pricing strategy, so you can make an informed decision
Homes priced right from day one usually sell faster and for more than homes that need price cuts later.
3Prepare your homeSmall fixes, big impact+

I walk through your home and give you a simple to-do list. We focus on what buyers notice and what pays off.

  • Quick repairs, fresh paint, and clean, bright rooms
  • Declutter and stage key rooms so buyers can picture themselves living there
  • Gather roof, AC, and water heater ages, permits, and HOA documents
  • Recent 4-point or wind mitigation reports, if you have them. They help buyers get insurance quotes faster.
4Pro photos and cinematic videoYour home looks its best online+

Most buyers see your home online first. Every listing gets professional pictures and cinematic video from a professional photographer and videographer.

  • Bright, wide-angle photos of every room
  • Cinematic video and drone shots of the home and neighborhood
  • A strong listing description that sells the lifestyle, not just the square feet
5Go live and marketReach the right buyers+

Your home goes live on the MLS. From there it reaches Zillow, Realtor.com, Redfin, and thousands of agent and broker websites.

  • Social media posts and video on Instagram, Facebook, YouTube, and TikTok
  • Email to my buyer list and to local agents
  • Open houses when they make sense for your home
6Showings and feedbackStay in the loop+

Buyers and their agents schedule showings through me. You get feedback after showings, so you know what buyers think.

  • Keep the home clean, bright, and easy to show
  • Step out during showings so buyers feel at home
  • I send you updates on views, showings, and market changes
7Review offers and negotiateGet the best terms+

The highest price is not always the best offer. I compare every offer side by side.

  • Price, financing type, and down payment
  • Escrow deposit, inspection period, and closing date
  • Requests for repairs or closing cost help, and what you net in the end

I negotiate for you and explain the pros and cons of each offer, so you can make an informed decision.

8Under contractInspections, appraisal, and repairs+

Once you accept an offer, the buyer has a set number of days to inspect the home and finish their loan.

  • The buyer's home inspection, and often insurance inspections
  • Repair requests, which I negotiate for you
  • The lender's appraisal and loan approval
Florida law requires sellers to disclose known problems that affect a home's value. Tell me about them early. It protects you and keeps the deal on track.
9Closing dayHand over the keys+

In Florida, a title company handles the closing. They pay off your loan and send you the rest of the money.

  • Move out and leave the home clean, with keys, remotes, and codes
  • Sign in person, or remotely if you have already moved
  • Cancel utilities and home insurance after closing, not before
Wire fraud is real. Always call the title company at a number you trust to confirm where your money goes. Never trust wiring instructions sent only by email.
